We install full residential irrigation systems with smart Wi-Fi controllers, rain sensors, and zoned coverage. On the drainage side: French drains, dry wells, grading corrections, and downspout extensions for properties that pool water after every storm.

Everything we install is rated for Mid-Atlantic winters, and we offer spring activation + fall blow-out as a separate seasonal service so you're not on the hook to figure it out yourself.

How much water does an irrigation system use?+

A well-zoned residential system in Northern Virginia typically runs 2–3 cycles per week in peak summer, and far less in spring and fall. Smart controllers + rain sensors cut usage significantly versus the old set-and-forget timers — most clients see lower water bills, not higher, because nothing runs during or after rain.

Can you install smart Wi-Fi controllers?+

Yes — Rachio, Hunter Hydrawise, and Rain Bird LNK controllers are what we install most. You schedule, override and check zones from your phone. Smart controllers also pull local weather data and skip cycles automatically before storms.

Do you do French drains and dry wells?+

Yes. Many of our drainage jobs in Fairfax and Alexandria are French drains catching water from a downhill neighbor, or dry wells handling concentrated downspout flow that's eroding a flower bed. We diagnose what's actually happening before recommending the fix.

What about winterization?+

Critical in Northern Virginia. We offer fall blow-out (compressed-air clearing of the lines) as a separate seasonal service. Skipping it usually means split pipes and cracked valves — and a repair bill in April.

How long does installation take?+

Most residential irrigation installs take 2–4 days on-site, depending on lot size, number of zones, and whether we are running new sleeves under existing patios or driveways. Drainage work is often 1–3 days. We give you a clear schedule in the estimate.
