Reston is the original American planned community — Robert E. Simon's 1960s vision of integrated work, live, play. The Reston Association governs almost every exterior decision in the three ZIPs (20190, 20191, 20194), and their Design Review Board takes its job seriously. We've worked with the Reston DRB enough to know exactly what they will and won't approve: natural stone yes, dyed concrete no; warm earth tones yes, white-bright yes only on certain street types; mature plantings yes, sterile mulch beds no. The projects here split between the older clusters around Lake Anne and Lake Thoreau (smaller lots, tight common areas, very specific community character) and the newer Reston Town Center adjacent neighborhoods (larger lots, more contemporary architecture, slightly more design freedom). Reston also has more pedestrian and bike traffic past private property than most NoVA areas, which means fence and screening decisions matter more than usual. Our designers visit every Reston site in the morning AND afternoon to see how light falls and how foot traffic flows before drafting the design. Clients here are well-traveled, design-literate, and value the long view. We bring portfolios with five-year and ten-year photos to every Reston initial meeting.
