Tysons is its own thing — 22102 covers a ZIP that's roughly 50% high-rise downtown and 50% surrounding established residential. The downtown high-rise side isn't typically our work (those are commercial property contracts), but the residential pocket of single-family and townhouse Tysons (especially the area around Westwood Country Club and the Tysons Corner residential hills) is a great market for us. These are larger lots adjacent to one of the densest commercial centers in the metro area, which means residents value their backyard escape disproportionately. Our most-requested Tysons projects are privacy-focused outdoor rooms: covered porches, screened areas, sound-attenuating water features, dense evergreen screening, and lighting that creates a backyard sanctuary feel even when the Tysons skyline is visible from the patio. We've also done several pool surround rebuilds in the Tysons area where the original 1970s pool deck is failing and the family wants to update without replacing the pool itself. Tysons clients often work in the corporate towers nearby and have aggressive professional schedules — communication during the build needs to be email-friendly, weekly summary, no surprises, no calls during the workday. We adapt accordingly.
