Lorton has changed more in the past 15 years than almost any other NoVA community. The single ZIP (22079) used to be defined by the federal prison and Workhouse arts campus; today it's defined by master-planned communities like Laurel Hill, Lorton Station, and Liberty Market — newer construction, smaller lots, HOAs with strict architectural standards. We do a lot of work in Laurel Hill specifically: small-footprint townhouse rear courtyards where every square foot has to earn its place. The design constraint is real: 12 by 18 feet of rear yard with three drainage outlets, an HVAC condenser, and an HOA that requires materials to match the original construction. Our solution is precision design — no wasted edge, every fixture pulling double duty. North of Laurel Hill, in the older single-family neighborhoods near Mason Neck, lots are bigger and back to wooded areas with deer pressure and dappled-shade conditions. We've installed several screened porches in Mason Neck specifically to keep the deer out of the dining area. Lorton clients tend to be younger families in their first or second NoVA home, value-conscious, and ask thoughtful questions about long-term maintenance. We educate as much as we sell.
